Emilio and Rosa Mazza emigrated from Italy in the 1950s and have owned their home in Traralgon, in Victoria’s East Gippsland region since 1976. An architectural draftsman by trade, Emilio designed and built the house himself.

With four adult children and six grandchildren, Rosa and Emilio love hosting events and gatherings for their large family. However the large two-story Spanish mission-style house on 783 square metres is getting too large for them to maintain. They both recognize the house is outdated and rundown, however they’ve not been in a financial position to do much work to the house, so they were grateful for the assistance from the Selling Houses team.

As much as they’ve loved living there, Rosa and Emilio have health issues and ageing parents to consider, so they need to downsize and move to a house that is more suitable for this new stage of life.

Interior

Shaynna’s focus was on completely overhauling the heart of this Italian family’s home – the kitchen. The original crumbling kitchen was gutted and replaced with brand new cabinetry, benchtops, appliances and a centre island. Family feasts of any size will now be a pleasure to prepare.

Highly practical Luxaflex Panel Glide Blinds were chosen in the kitchen/dining area, spanning across the sliding doors that lead out to the new garden and back yard. The sideways traverse style of the blinds were a much better fit than traditional blinds with an up-down operation, giving easy access to the door and the exterior.

There is often a misconception that there are no window covering options for sliding and bi-fold doors. However, there are blinds which can pull to the side to allow access, such as Luxaflex Duette Vertiglide Shades and Luminette Privacy Sheers which stack left/right and are perfect for doorways, and PolySatin Shutters which operate in sliding, bi-fold and by-pass configurations to suit any window and door style. Vertical Blinds are also a cost effective option where the blind can be pulled to the side to allow access to the door or window in the rear.

DINING ROOM

The floorplan was improved by dividing the excessively long lounge room in two, to create a new bedroom at the front. The new bedroom space was renewed with Luxaflex Wood Essence Blinds, recarpeted and restyled. Not only did this make it a more sought-after four-bedroom family house, but it also made life much easier having a downstairs guest room or accessible room for ageing family members.

Luxaflex Wood Essence Blinds provide a practical alternative to timber venetian blinds. Made from polystyrene yet holding the stylish look of timber, they are lightweight and highly durable and resistant to fading, cracking and peeling. Being impervious to moisture, Wood Essence Blinds are suitable for all rooms in the house but are also one of the most effective solutions for bathrooms and laundry rooms with high levels of humidity.

The back of the lounge was also furnished with Wood Essence Blinds, and a bright and airy sitting area was created, perfect for reading or an afternoon tea. The blinds provide excellent control of the sunlight and different moods can be created with a simple tilt of the louvres. The existing vertical blinds were in a reasonable condition but were updated from the outdated beige to a contemporary and clean white.

LOUNGE

Shaynna’s new colour scheme and styling choices meant saying goodbye to Rosa’s red accessories. The neutral tones and textured feature pieces in the new sitting area almost make the outdated spiral staircase seem to disappear. The parqueted flooring in the hallway and kitchen had yellowed with age and were eager for a change, replaced with floorboards a soft modern brown to tie in with the cabinetry and new carpet.

Exterior

This large block had a lot of areas that needed attention. Charlie brought the frontage into the new millennium by updating the pot plants and replacing the rock garden with new turf. The front entry is now much more welcoming after removing the iron gate and replacing the outdated front doors with modern glass entry doors. The balustrading on the front terrace also got a much-needed coat of paint.

The side and rear gardens were filled with lifeless concrete and deteriorating furniture, so Charlie purged the amount of concrete and laid new turf to inject life and colour. There’s still plenty of paved area for outdoor entertaining, and it’s much more stylish with new furniture, pot plants and a market umbrella.

The verdict

Although their family home was filled with plenty of memories, Emilio and Rosa understood a major makeover was required to sell this house.

With plenty of help from their family and friends, the house was transformed. Rosa was particularly enamoured with her new kitchen, which included a brand new oven with a door that could actually stay shut. Family feasts of any size will now be a pleasure for the Mazzas or the new owners to prepare.

Soon after the renovation, Rosa and Emilio received an offer of $340,000 - enough for them to sell and downsize to a more suitable home.
